Please note that rent collection will take place in January on( 1st Wednesday ) and 2nd Thursday and 3rd Friday and 54th Saturday and( 5th Sunday) and 6th Monday and 7th Tuesday. Please let me know what time. Those that pay into the bank , please ensure that your instruction is set so the money reaches me by 1st of every month in future. If rent is more than 6 days later from 1 JAN 2020, then their will be an automatic penalty of £ and further charges if continued. Rent collection times from afternoon to 10 pm. We encourage online payment. Please ref your name/address/rent month in short form;no ref then your payment cannot be allocated.

HOUSE HUNTING STARTS SOON. FROM end of January househunting starts and we will be getting the website updated at this point , you will have more accurate pricing.
Please note that signboards will be placed at the end of January on some properties for next years advertising for 1 JULY/SEPT 2020 onwards.I understand that this is early ,but all large agents and landlords follow the trend. Normally you should be a full-time student for the next academic year and ideally formed in suitable group, and also need a full VISA for duration of tenancy . This means in 95% of students currently will not be eligible , however , we maybe able to offer some contracts upto 30 Jan 2021 for select properties and properties are limited !So you should let me know by end of the month (January) for this type.
Any current tenants requesting to remain and have the minimum number required and meet the criteria set by the landlord for their particular circumstances(in writing) must let me know by around mid(15th) January , otherwise the properties become available to ALL.

Portable appliances such as electric fires, convector or fan heaters should not be used.
Also please note , the landlord is not responsible for tenants personal possessions. All tenants that enter into a contract should have their own contents insurance.
please ensure you have registerd for all the utilities (GAS , ELECTRIC and WATER). IT is your responsibility and could effect your deposit return at the end of your contract.Because we may ask to see prove of this at this time. need help email ask?OTHERS
It is imprtant you keep a record of your start readings at the start of your contract and record your meter number everymonth is highky recommeded and is essential you do this for larger houses so energy usge can be monitored and so effectively managed.
All adminstrative enquires will be dealt with through email , telephone or other media but if you would like to like to see me in person (the property manager) , if the query cannot be resolved over the phone etc then you can request to visit me at the address given in the contact detials . Unless the landlord agrees then he may come to visit you. PLEASE NOTE THIS DOES NOT AFFECT REPAIR ENQUIRIES .
